Sites Submitted to Ryedale for Potential Allocation for Development

Ryedale District Council is currently seeking potential development sites and land to satisfy a need for more housing and commercial developments in the Ryedale area. The current Ryedale District Plan seeks to deliver at least 200 homes per annum to meet identified needs for new and affordable housing.

To date, two potential sites have been put forward in Flaxton village and one in Thornton-le-Clay (bordering Flaxton) and these can be found on the Ryedale website at Submitted sites – Ryedale District Council  Their approximate locations are shown on the map below reproduced from an Ordnance Survey map.

Several representations have already been made to the Parish Council in relation to potential developments on these sites.

At the Parish Council meeting of 16th December 2021, the Parish Council agreed their response to potential development on these sites. This response will be formally submitted to the consultation process.

The three sites put forward cover 10 Hectares of greenbelt land that (with Ryedale’s own indicative definition of low build density build of 30 homes per Hectare) would potentially support the development of 300 additional homes in a village which currently has around 138 dwellings and a population of 350.

The smallest submitted site on York Lane at 2.26 Hectares would support 60-70 homes.

Based on these simple facts the Parish Council will be opposed to any development on any of these sites due to their disproportionate scale, the lack of basic infrastructure to support them, and the increase in population that will come with them. However, the council is not opposed to new sustainable housing developments in the village per se.

Not all villagers will necessarily hold the same view as the Parish Council and so villagers are encouraged to ‘have their own say’ by responding directly to the consultation via the Ryedale website above. New Toy Donations for the Salvation Army Christmas Appeal

Ida Terry will be at Flaxton Church this Saturday 11th December 2021 between 9.30 and 11.00 to receive toys (new) for the Salvation Army Christmas Appeal.

FLAXTON COMMUNITY HALL SOCIAL & PROPOSED PLAN FOR A NEW COMMUNITY HALL

The Social

A social event was held in Flaxton Village Hall on 4th December 2021 for villagers to meet other villagers and to take a look at the proposed drawings for a new Flaxton Community Hall. Around 52 villagers attended.

The drawings have been kindly produced by Clive Guyer, an architect who lives in the village. Flaxton Community Hall Trustees Chairperson Mark O’Brien and Jeff Jordan were present and led a discussion on the plans, current available funds and the likely build costs if a contractor were to take on the build compared with the costs of a ‘self-build’ by volunteers. The Trust currently holds funds of around £125,000 and the build cost has been estimated at £500,000 for the contractor managed option.

Positive feedback was received from those who attended. However, as not all villagers could be there, it was suggested that the main drawings should be published on the Flaxton Community Website, also showing the ‘footprint’ of the current village hall (outlined in green further below). Further, copies of the plan will be left in the village hall porch for villagers to collect themselves.

The Flaxton Community Hall Trustees are seeking feedback on the potential uses for a new Community Hall and practical ideas for the internal layout of the building to allow a plan to be firmed up and progressed in the New Year.

The Trustees will also welcome feedback on ideas for fundraising and sourcing grants and donations towards the build cost. They are also seeking volunteers with relevant skills to contribute to all stages of the construction including fundraising, financing, project management, construction etc.

You are asked to provide feedback on the plan and to put names forward as volunteers along with skills/suggested roles to either Mark O’Brien whose email is or to Jeff Jordan at by 7th January 2022.

Finally, the Trustees would like to thank everyone who attended the social and for their positive feedback. Around £80 was collected towards funds during the evening (with special thanks to Mark for donating the beer).

FEAST Programme for Children

Please see the information below from North Yorkshire County Council and the North Yorkshire Together team about their FEAST programme.

FEAST is all about children and young people enjoying food, entertainment, arts and sport together. Children and young people in North Yorkshire who get benefits-related free school meals can book onto our holiday activity sessions during the Christmas holidays for free, where each day they’ll also receive a free hot meal or packed lunch. There are loads of activities to get involved in and they’re absolutely free!

The programme is funded by the Department of Education, and together our hope is that as many children and young people as possible can enjoy the activities on offer.
